TM.30 Service

Foreigner address notification service (TM.30) — an important legal duty of house owners and businesses that prevents fines and protects foreigners' visa rights

TM.30 Service

Section 38 of the Immigration Act B.E. 2522 (1979) clearly states that house owners, landlords, occupiers of residences or hotel managers who accommodate a foreigner with temporary permission to stay must notify the officials at the local Immigration office within 24 hours of the foreigner's arrival. Failure to comply is punishable by a fine of 2,000 to 5,000 THB (and up to 10,000 THB for hotel operators). ETHAIVISA acts as your agent to file TM.30 for condo owners, apartments, companies or foreigners themselves — correctly, quickly and thoroughly.

3 Ways to File TM.30

How to File TM.30: 3 Channels (with Document Lists)

Channel 1: Online notification (via the Immigration system)

The most convenient option for house owners and condos that want to register through the Immigration cloud system.

Official link: Immigration online address notification system (TM.30 Online Service)

Required documents (scanned for upload)
  • Copy of the house owner's/unit owner's ID card or passport
  • Copy of the title deed or condo/house purchase agreement, and the owner's house registration book
  • Copy of the rental agreement between the owner and the foreigner
  • Copy of the arrival card record (if any)

4 Simple Steps to Register for TM.30 Online

1Account Registration / Request a username

Go to https://tm30.immigration.go.th/tm30/#/login, choose "Register", enter the house owner's details, upload the title deed/house registration and wait for the password approval by email (1-3 working days).

2System Login / Log in

Use the approved username and password to log in to the Immigration address notification cloud system.

3Data Entry / Enter the foreigner's details

Select the "Notify residence" menu and fill in the passport number, nationality, date of stay, visa expiry date and room details completely and accurately.

4Download Confirmation / Save the evidence

Save the data and download the address notification confirmation (TM.30 Receipt Printout) to use as official evidence for Immigration.

Channel 2: In person or through an authorised agent (at the Immigration office)

Suitable for urgent cases or when you need a wet-ink stamped receipt to extend a visa immediately.

Required documents (1 set of each)
  • Original TM.30 form (with the foreign national's details completed)
  • Copies of the house owner's ID card and house registration book (signed as true copies)
  • Copy of the title deed or room rental agreement
  • Copy of the foreigner's passport (photo page, visa page and latest entry stamp page)
  • Power of attorney from the house owner (with a 10 THB duty stamp) plus a copy of the attorney's ID card (if ethaivisa files on your behalf)

4 Steps to File in Person at Immigration or Through an Agent

1Document Pre-Audit / Accuracy check

The ethaivisa team checks the lease, title deed and the foreigner's passport details in advance so that everything matches.

2Form Completion / Document set preparation

Complete the standard TM.30 form, prepare the power of attorney and affix the duty stamp correctly in accordance with immigration regulations.

3Official Submission / Submission at Immigration

A Liaison Officer submits the documents at the Immigration office responsible for the property's area.

4Stamped Receipt Delivery / Return of the stamped receipt

Collect the notification receipt (the lower part of the TM.30 form) bearing the official ink stamp, and return it to the house owner or the foreign national.

Channel 3: Registered mail

An option for provincial areas or places far from an Immigration office.

Documents to put in the envelope
  • TM.30 form with all details completed
  • Copies of the house owner's ID card and house registration book
  • Copy of the foreigner's passport (photo page + entry stamp page)
  • Copy of the lease / title deed
  • Self-addressed envelope with a 10 THB stamp (for Immigration to return the receipt)

4 Steps to File TM.30 by Registered Mail

1Document Preparation / Prepare the documents

Prepare the TM.30 form and copies of the supporting documents of the house owner and the foreign national, with every page signed as a certified true copy.

2Return Envelope Setup / Set up the return envelope

Put a stamped envelope addressed to the house owner inside the main document envelope so Immigration can stamp and return the lower part of the form.

3Postal Mailing / Send by registered mail

Send the envelope via Thailand Post by registered mail (EMS/Registered) before the 24-hour deadline, and keep the receipt with the tracking number as proof.

4Official Receipt Arrival / Wait for the official receipt

The immigration office will check the documents, stamp them and return the bottom part of the TM.30 form in the self-addressed envelope within 7-14 days.

TM.30 FAQ

FAQ: 25 Top Questions About TM.30 Address Notification for Foreigners

It is the notification of residence of a foreign national under Section 38 of the Immigration Act B.E. 2522 (1979). The person responsible for filing it is "the house master, room owner, occupier of the premises, or hotel/condo manager" — it is not directly the foreign national's duty.

The law requires notification "within 24 hours" of the time the foreign national begins staying at the premises (including Saturdays and Sundays).

The legal fine ranges from 2,000 THB up to 5,000 THB per foreign national (for hotel operators, up to a maximum of 10,000 THB).

By law, the person responsible for the fine is "the house owner or landlord". In practice, however, most condo rental agreements include terms for a specialist to coordinate the process jointly so that no mistakes occur.

The foreign national will be unable to carry out any transactions with immigration — for example, they cannot extend their annual visa, cannot transfer their visa stamp, cannot obtain a Certificate of Residence to buy a car or get a driving licence, and their 90-Day Report will not be accepted.

Under the latest relaxed rules, if the foreign national still has a lease at the original residence, a short domestic trip followed by a return to the same place does not require a new TM.30 — unless they have left Thailand and flown back in.

Yes, a new notification is required every time. Because the entry stamp number (TM.6) or the arrival record in the immigration computer system changes to a new entry, the house master must file a new TM.30 so that it matches the latest stamp.

Yes. The Thai partner or spouse, as the "house master" (per the house registration), is required to report the foreign national's stay within 24 hours, just as with a rented condo.

Nothing further is needed. The hotel's system sends the data to the immigration cloud automatically. The foreign national can ask the hotel front desk to print a confirmation slip as evidence.

The status must show as approved, and you must be able to download and print the "List of Alien staying in premises" document. At that point it is considered complete.

Immigration officers need around 1-3 working days to review the title deed and house registration documents first. If the documents are unclear, the system will reject the request and you will need to upload them again.

Take a screenshot of the system outage or error as evidence, and file the notification as soon as the system is back up — or use ethaivisa's direct paper submission service on the next working day.

The owner can sign a Power of Attorney and send a scanned copy to a representative, the juristic person (building management) or ethaivisa, who can then file the notification with immigration on their behalf.

It should name every foreign occupant. If a spouse or children are also staying but are not named in the lease, immigration will ask for additional proof of relationship, such as a translated marriage certificate or birth certificate.

You need copies of both the front page of the title deed (showing the deed number) and the back page (showing the endorsement stamp of the latest owner).

The 90-Day Reporting system pulls address data from the TM.30 system. If the TM.30 system has no record of that foreign national, their 90-Day Report — whether online or at the counter — will be rejected immediately.

Yes. Although premium visa holders are exempt from certain procedures, the TM.30 requirement under Section 38 is a security regulation that all foreign nationals and all types of accommodation must comply with equally.

If immigration carries out a spot check, the Airbnb owner will be fined under the law, and the foreign national may face problems when dealing with government offices or extending their visa at immigration.

When the new condo owner files TM.30 at the new address, the immigration system will automatically update your new address, replacing the old one. There is no need to file a move-out at the old address.

The foreign national can take their lease, water and electricity bills and passport to the local immigration office in person to explain the situation, so that officers can issue a letter requiring the landlord to take action.

The house master can log into the online system at any time to re-print the Confirmation slip, or ethaivisa can take the documents to immigration to request a new copy.

Yes, it needs to be updated so that the new passport number in the TM.30 system matches the current passport before you apply to transfer your visa stamp.

Yes, they must also be listed in the TM.30 system as residents, together with their parents or guardians.

We take the hassle out of preparing documents, liaise with and persuade house masters, and resolve online system outages, with our Liaison Officers handling matters directly at the local immigration office to obtain a correct acknowledgement as quickly as possible.

Because a single TM.30 error can trigger a domino effect, causing the main visa of a foreign executive or employee to lapse and damaging their residence record. The ethaivisa team rigorously checks every detail of the title deed, lease and passport, and files everything correctly in line with legal requirements, helping foreign nationals live in Thailand as smoothly and safely as possible.
