Retirement Visa Extension Requirements

Requirements and Documents for a Retirement Visa Extension in Thailand

xxxxxxx What Documents Are Needed?

For all 4 types of retirement visa in Thailand, Immigration mainly checks "the continuity of your financial trail, your residence behavior and proof of health insurance (for some types)".

Key requirements
  • Using an 800,000 THB deposit: the funds must stay in a Thai bank account for 3 full months both before the extension application and after the extension is granted, and the balance must never fall below 400,000 THB during the year
  • Using the pension criterion: at least 65,000 THB must be transferred into a Thai account every month, continuously for the past 12 months
xxxxxxx What Documents Are Needed?
  1. Application for extension of stay (TM.7) with a 4x6 cm front-facing photo attached
  2. Original passport with copies of the bio page, current visa page, latest permission stamp and residence notification TM.30 / TM.47
  3. For the deposit option:
    • Original Thai bank passbook with copies updated on the application date
    • Bank Confirmation Letter issued on the application date or no more than 7 days before
    • Bank statement for the past 3 to 12 months (depending on the immigration office)
  4. For the pension option: embassy letter certifying income/pension (if your embassy does not provide this, show a Thai bank statement with foreign transfer (FTT) codes for the past 12 months)
  5. Map of your current residence, photos of you at the residence, and the lease/condo title deed

Focus: besides the 800,000 THB deposit, this visa has a strict rule on "mandatory health insurance" that must not lapse for even one day for the annual extension

Key requirements
  • Maintain an 800,000 THB deposit in a Thai bank account (same deposit and withdrawal timing as the Non-O retirement visa above) or a pension of 65,000 THB/month
  • Health insurance (strict rule): submit a health insurance certificate from an insurer in Thailand with medical coverage of at least 3,000,000 THB (or 100,000 USD), covering the entire 1-year extension period
xxxxxxx What Documents Are Needed?
  1. Application for extension of stay (TM.7) with a 4x6 cm photo
  2. Original passport with copies of travel history, the previous Non-O-A visa page and TM.30 residence notification
  3. Financial evidence: original bank passbook, Bank Letter showing at least 800,000 THB, and past statements (per the balance-keeping rules)
  4. Insurance Certificate: issued via the Thai General Insurance Association or by an insurer clearly stating the 3-million-baht coverage
  5. Map, lease of the residence and photos at your current residence

Because this visa grants 5 years at a time (10 years in total), annual residence and financial reporting — and the extension in year 6 — involve strict checks of the large deposit account

Key requirements
  • Financial rule: a balance of at least 3,000,000 THB in a Thai bank account during the first year of stay; in the following years withdrawals are allowed, but the balance must never fall below 1,500,000 THB
  • Thai health insurance covering outpatient (OPD) care of at least 40,000 THB/year and inpatient (IPD) care of at least 400,000 THB/year
xxxxxxx What Documents Are Needed?
  1. Application for extension of stay (TM.7) (when the first 5-year period ends) with a photo
  2. Original passport and copies of the previous visa documents
  3. Proof of deposit in a Thai bank (Fixed/Saving Deposit): passbook, bank letter and statements proving the legally required balance (not below 1.5 million THB, or 3 million THB for the relevant period)
  4. Copy of the health insurance policy showing OPD/IPD coverage as required for Non-O-X
  5. Police Clearance and medical certificate (if Immigration requests updated information)

Extension or maintenance of rights is filed online through the BOI Single Window to renew for the second 5-year period (the 10-year right is split into 5+5)

Key requirements
  • Show pension or personal income of at least 80,000 USD per year in the past year
  • If income is between 40,000 - 80,000 USD, you must keep proof of investment of at least 250,000 USD in Thai government bonds or Thai real estate, without withdrawing it
  • Maintain health insurance of 50,000 USD, or a deposit of 100,000 USD for medical expenses shown on statements for the past 12 months
xxxxxxx What Documents Are Needed?
  1. Copy of current passport: scan of the bio page and every page with a Thai visa stamp (combined into a single PDF in chronological order)
  2. Proof of current pension income: annual pension payment certificate or official personal income tax return issued by a foreign government (e.g. P.N.D.90/91 or Form 1040/W-2) proving income of at least 80,000 USD/year
  3. Proof of investment (for the combined criterion): certificate of Thai government bond holdings, or title deed/condominium purchase contract proving the 250,000 USD investment
  4. Proof of continuous health coverage: copy of an international health insurance policy of 50,000 USD, or 12 months of bank statements showing a balance of at least 100,000 USD as health security
  5. Updated short CV / Resume
Fees and legal preparation
  • The extension of stay (TM.7) fee for Non-O, Non-O-A and Non-O-X is 1,900 THB
  • The LTR Visa stamping fee is 50,000 THB per 5-year approval period

Counting the days your Thai bank balance is maintained (never below 400,000 THB or 1.5 million THB depending on the type) is what officers check most closely at extension time. Any mistake can get your visa suspended immediately. The ETHAIVISA coordination team is ready to check your account history and arrange bank certifications accurately before your actual filing date.

Retirement Visa Extension Thailand FAQ

Popular Questions on Applying for a First-Time Work Permit at the Expert Level (General Business)

The 800,000 THB deposit must remain untouched in a Thai bank account for at least 2 months before the application date. After the visa is approved, the funds must be kept for a further 3 months, after which you may withdraw money, but the balance must remain no less than 400,000 THB throughout the year.

You must submit an income certification letter (Letter of Pension) from your embassy or consulate in Thailand, confirming that you genuinely receive a pension transferred from abroad that meets the requirement.

Under the general regulations of the Immigration Bureau, Non-O visas obtained through a change of visa type or extended within Thailand do not yet require health insurance documents, unlike the Non-OA type.

You can file the annual extension of stay application (TM.7) up to 30 - 45 days before your current visa expires.

Your visa and annual permission to stay will end immediately (Void). When you return, you will have to start the entire visa application process again from the beginning.

Health insurance is strictly mandatory. It must be from an insurer approved by the OIC (Office of Insurance Commission), with medical coverage in Thailand of no less than 3,000,000 THB (or 100,000 USD), covering the full period of the requested extension.

The holding rules are the same: you must show the funds untouched in a Thai bank account for no less than 2 months before applying, and keep them for a further 3 months after approval.

No. The police clearance certificate is required only for the initial visa application at a Royal Thai Embassy abroad. For extensions in Thailand, only financial documents, health insurance and proof of residence are needed.

Yes, it will. For inspections or any other transactions with the immigration office, your health insurance must provide continuous coverage. Allowing it to lapse may affect the credibility of your file when you apply for the following year's extension.

In practice this is quite difficult, as they are visas with different entitlement codes. In most cases you would have to let the existing visa expire, or leave the country and re-enter to change the visa type, in order to remove the high-coverage health insurance requirement.

The visa is approved in 2 periods of 5 years each. Once you have completed the first 5 years, you must file an extension of stay application at the Immigration Bureau to receive the second 5-year period.

You must have a deposit of no less than 3,000,000 THB, kept in the account for at least 1 year after entering Thailand, and in subsequent years the balance must remain no less than 1,500,000 THB.

You must have health insurance covering outpatient (OPD) treatment of no less than 40,000 THB and inpatient (IPD) treatment of no less than 400,000 THB throughout your stay.

It is restricted to the 14 countries listed in the Ministry of Interior announcement only, such as the United Kingdom, the United States, Canada, Australia, Japan, France and Germany.

You must still do 90-Day Reporting as usual, and you must also report your bank deposit balance every year.

It is valid for a total of 10 years. You receive an initial 5-year permission stamp, and can apply through the BOI system for an extension of a further 5 years, provided you still meet all the qualifications.

You must have personal income or a pension (Passive Income) of no less than 80,000 USD per year at the time of review or application.

You must show evidence of investment in Thailand (in the applicant's name) with a total value of no less than 250,000 USD, such as Thai government bonds or the purchase of a condominium.

You must have health insurance with medical coverage in Thailand of no less than 50,000 USD (with no less than 10 months of coverage remaining on the date of application), or show proof of a deposit of no less than 100,000 USD in a Thai or foreign bank account, held for no less than 12 months.

No. The LTR visa carries a premium privilege: reporting is changed to once every 1 year instead, which saves a great deal of hassle.

Under specific rules, Indian nationals cannot file through expedited channels or have an agency submit on their behalf. They must attend in person and queue as normal at the Chaeng Watthana (Lak Si) immigration office only. (However, ETHAIVISA can help prepare your document set so it is 100% correct.)

The marriage certificate must first be translated and registered as a record of family status (KR.22) at a district office in Thailand. Only then can it be used in full to extend the Dependent Visa (Non-O dependant).

For Non-O and Non-OA visas, the extension of stay fee is 1,900 THB per application. Premium visas such as the LTR have their own fee rates under BOI rules (50,000 THB for approval of the entitlement).

This is where ETHAIVISA can help. We provide in-depth advice, plan your account structure and find solutions to immediate problems, so that your financial file is correct, clean and safely meets the criteria reviewed by the immigration officers.

Because our team of Senior Consultants closely manages your fund-holding timeline, checks your residence details (TM.30) and rigorously screens health insurance conditions, so that every step of your extension is completed quickly and safely, with absolutely no risk of refusal or your visa lapsing.
