Non-O Retirement Visa Application Methods

What Are the Requirements for a Thai Non-O Retirement Visa?

Requirements and documents for a Retirement Visa (Non-Immigrant O Retirement) for new, first-time applicants are divided into 2 methods:

Method 1: Changing the visa type inside Thailand (In-Country Conversion)

(Suitable for foreigners already in Thailand on a tourist visa or visa exemption — 30/60/90-day exemption, TR Visa or Transit Visa — who want to change to a 90-day Non-O retirement visa and then extend it to an annual visa)

📌 Key requirements
  • Must be 50 years of age or older on the application date
  • The current tourist visa or visa exemption must have at least 15 days remaining; with fewer days left the change cannot be made in Thailand
  • Financial criteria: show a deposit of at least 800,000 THB in a Thai bank account on the application date (for this first 90-day visa change, the 2-month seasoning of funds is not yet required, but a bank letter is needed), or show an embassy letter certifying income/pension of at least 65,000 THB per month
📋 Document list: Non-O Retirement in Thailand
  1. Application form for change of visa type (TM.86) or application form for a visa (TM.87)
  2. Original passport with copies (bio page, latest entry stamp page, current visa page)
  3. 1 photo, 2 inches (4x6 cm), taken within 6 months
  4. Financial evidence in Thailand:
    • Original bank letter confirming the deposit from a bank in Thailand (Bank Guarantee), issued no more than 1-7 days in advance
    • Original bank passbook with copies updated on the application date (at least 800,000 THB)
    • Or an embassy letter certifying income/pension (at least 65,000 THB/month)
  5. Proof of residence in Thailand: long-term lease (at least 6-12 months), copy of the title deed or house registration of the residence, copy of the owner's ID card, and the TM.30 residence notification receipt

Method 2: Applying at a Royal Thai Embassy/Consulate abroad (Before Arrival)

(Suitable for foreigners who want their visa ready through the Ministry of Foreign Affairs e-Visa system before entering Thailand, with an initial 90-day permission to stay)

📌 Key requirements
  • Must be 50 years of age or older on the date of the online application
  • The applicant must be outside Thailand on the application date
  • Financial criteria: bank statements for the last 3 months showing a balance (in local currency) equivalent to at least 800,000 THB (about 23,000 - 30,000 USD depending on the exchange rate), or proof of a monthly pension of at least 65,000 THB (about 2,500 USD/month)
📋 Documents required for a Non-O retirement visa from abroad
  1. Passport valid for at least 6 months from the travel date
  2. Digital photo: front-facing, light background, taken within 6 months
  3. Proof of finances (Bank Statement): statements for the last 3 months showing the applicant's name and a monthly balance not below the minimum
  4. Proof of address/accommodation in Thailand: hotel booking, advance lease, or an invitation letter from a homeowner in Thailand with proof of ownership
  5. Flight ticket/booking confirmation for the inbound flight to Thailand
  6. Additional documents for certain countries: Police Clearance or a legalized medical certificate (depending on the requirements of the Thai embassy in each region, e.g. Nigeria or high-risk countries)

💡 Comparison and planning tips from ETHAIVISA

Health insurance: a first-time Non-O retirement visa by either route is exempt from showing the 3-million-baht health insurance required for Non-OA (Long Stay), making documents easier to prepare and saving clients more money
Seasoning of funds: once you have entered Thailand on the 90-day Non-O visa, the 800,000 THB in your Thai bank account must be seasoned for at least 2 months before your appointment to apply for the 1-Year Extension

New Retirement Visa Thailand FAQ

Popular questions on the first-time senior-level Work Permit application (general business)

There are 4 main types, giving you flexibility according to your budget and circumstances: 1. Non-O (Retirement): the standard visa, easy to obtain through a change of visa type in Thailand, with no mandatory insurance (the most popular option). 2. Non-O-A (Long Stay): must be obtained from a Royal Thai Embassy abroad, valid for 1 year, with mandatory high-coverage insurance. 3. Non-O-X (Long Stay 10 years): a 10-year visa (5+5 years) for certain nationalities, with very high deposit requirements. 4. LTR Visa (Wealthy Pensioner): a premium 10-year visa for retirees with a high international-level income or pension.

All retirement visa categories share the same strict rule: you must be at least 50 years old on the date you submit your application. If you are not yet 50, you cannot use any retirement category under any circumstances.

Non-O is much easier and considerably cheaper, because you can fly in on a tourist visa and change your visa type in Thailand, with no need for a criminal record check and no need to buy health insurance. Non-O-A, on the other hand, must be applied for at a Royal Thai Embassy abroad and requires very high-coverage health insurance.

You must open a savings or fixed deposit account at a bank in Thailand in the foreigner's name 'only' (no joint account), holding no less than 800,000 THB. For your first annual visa application, this money must remain untouched in the account for at least 2 months before the date you submit your application.

Yes. You can use the income or pension criterion, showing income or a pension sent from abroad of no less than 65,000 THB per month. You will need a certifying letter from your own embassy, or Thai bank statements showing continuous monthly transfers from abroad (FTT).

Yes. The combined total of (your deposit in a Thai bank account + your annual pension) must be no less than 800,000 THB per year.

Absolutely not! The immigration office has strict rules on your account balance: • After the visa is approved, you must keep 800,000 THB untouched for a further 2 months • After that you may withdraw money for your expenses, but the balance must never fall below 400,000 THB at any time during the year • You must also top the account back up to the full 800,000 THB 3 months before you apply for your next annual extension.

Yes, it is. Your tourist visa or visa exemption must have at least 15 working days of permitted stay remaining, so that the immigration officers have time to review your financial documents and approve the change to an initial 90-day Non-O visa in Thailand, without you having to leave the country.

You must apply in advance, before travelling, through the online Thai E-Visa system of the Royal Thai Embassy in your home country. Once approved, when you enter Thailand you will receive an initial long-stay stamp for a full 1 year (Multiple-Entry).

This is very strictly enforced. Non-O-A applicants must purchase health insurance with medical coverage of no less than 3,000,000 THB (or 100,000 USD) per year, covering the entire period of stay in Thailand. Without a Certificate from the insurance company, the visa will be refused immediately.

You must attach a police clearance certificate (Criminal Record Check) from the police in your home country, as well as a medical certificate confirming you are free of prohibited diseases, issued in your country of origin. This step is considerably more complicated than for a standard Non-O.

It is a 10-year long-stay retirement visa (issued in periods of 5 years + 5 years), but it is restricted to foreigners from 14 specified countries only (e.g. the USA, the UK, Canada, Japan and Australia), and you must show a deposit in a Thai bank of as much as 3,000,000 THB.

LTR stands for Long-Term Resident Visa, a premium 10-year visa from the Thai government (5+5 years). Its advantages include exemption from 90-Day Reporting (replaced by reporting once a year), a special Fast Track lane at the airport, and quick processing through the BOI's Single Window system. It is ideal for very high-net-worth retirees.

You must be 50 years of age or older and have a pension or personal passive income of no less than 80,000 USD per year at the time of application. If your income is between 40,000 and 80,000 USD, you must additionally invest no less than 250,000 USD in Thai government bonds or Thai real estate.

Yes, it is mandatory. You must have health insurance with coverage of no less than 50,000 USD (approximately 1.8 million THB), or proof of medical benefits with worldwide coverage, or show a deposit of no less than 100,000 USD held in a foreign or Thai account to guarantee your medical expenses.

Yes, everyone and every visa type must do so (except LTR holders, who report once a year). Foreigners who stay in Thailand for more than 90 days must report to the immigration office every 90 days. You can file online, or ethaivisa can conveniently handle the reporting on your behalf.

• If you hold a Non-O Retirement visa: you must obtain a Re-entry Permit (Single 1,000 THB / Multiple 3,800 THB) every time before you leave the country • If you hold a Non-O-A: the original visa is already Multiple-Entry within the first year, so you can travel in and out without a Re-entry Permit (however, from the following extension year onwards you will need a Re-entry Permit as usual).

A foreign wife who is not yet 50 can apply for a Dependent Visa (Non-O Dependent) linked to her husband's Retirement Visa as the main applicant, supported by the marriage certificate. The wife does not need to show a separate 800,000 THB deposit in her own account.

Absolutely not! The Retirement Visa carries an explicit legal prohibition: 'no work or occupation of any kind in Thailand', and you cannot apply for a Work Permit on it. If you genuinely wish to work, you must change your visa type to a work visa (Non-B).

No. For the standard Non-O Retirement visa, the immigration office only checks the 'cash balance in your bank account book'. The value of assets or condominium title deeds is not counted (unless you apply under the LTR Visa category, which has a real-estate investment criterion combined with income).

The immigration office will find out immediately when you apply for your 'annual visa extension' the following year, because officers require a full 12 months of statements to trace your finances. If your balance is found to have dropped below the threshold, your visa will not be extended and your status will be lost immediately.

Because of current measures against mule accounts, Thai banks are very strict about opening accounts for foreigners holding tourist visas. The solution is for ethaivisa to issue a letter of responsibility and visa processing, or to use our team's service to accompany you to open an account with a partner bank, so that your deposit timeline can start early enough to meet the deadline.

This is a very common situation and a frequent reason visas lapse. The solution is to contact ethaivisa promptly, so our team can liaise with the immigration office to request a short-term extension of stay (30-60 days), giving the newly deposited funds time to remain in the account for the period required by law.

You must request it from the bank branch where you opened your account. The date stated on the letter must be the same day you submit your documents at the immigration office (or no more than 1 day earlier), and the balance on the letter must match the balance in your bank passbook to the last digit.

Because the rules on how long funds must sit in the account (2 months/3 months) and on keeping a balance of 400,000 THB throughout the year are highly technical. If the days are miscalculated or the bank letter amount does not match, the visa will be refused immediately and you risk falling into Overstay and damaging your record. The ethaivisa team supports you from accompanying you to open a bank account and checking that your documents are ready, to handling the TM.7 form and online system submissions with precision, helping make your dream retirement in Thailand happy, smooth and secure.
